Location:  Queensland
Start:  November 2009
Finish:  May 2012
Contract Type:  Design and construct (Joint Venture)
Value:  $123 million (at 30 June 2011)
Description:

Leighton Properties has entered into an agreement to develop the King George Central commercial office tower on 145 Ann Street, Brisbane. The development has been sold to Commonwealth Property Office Fund (CPA) and is set to be Brisbane's premier corporate CBD address, adjacent to the historic King George Square.

King George Central will be the first major new commercial CBD development to commence construction in Australia since the global financial crisis.  It is designed to be Queensland's healthiest building, and is the first in Australia to be publically supported by the Heart Foundation. Healthy by Design features will include a bike fleet, a healthy choice cafe and use friendly stairwells running to all floors from the ground level.

At 27 storeys, the 28,000m2 King George Central will offer A-grade office accommodation in surroundings designed according to the Heart Foundation’s Healthy by Design features. The adjacent Ann St Presbyterian Church will also be restored as part of the project, preserving the views from King George Central across the Square.

Thiess will be responsible for all aspects of the project including:
  • design and construction of an A-Grade commercial office tower
  • management of the demolition and construction works within the extremely close proximity of a Heritage Listed church
  • feasibility constraints due to the global financial crisis, and
  • a very tight/small construction site.
